In a healthy market, any home will sell, so long as it’s priced right and gets exposure through the mls or other advertising.  Our job is  to help  you sell your home in the shortest period of time and for the highest amount of money and to ensure that your life is disrupted as little as possible.  We take care of a million details, so you don’t have to, above and beyond simply advertising your property.  Here is a short list of things we take care of for you:

  • Complete detailed comparative market analysis to determine pricing & discuss current RE market your home will be selling in
  • Provide the complete sales process and the steps that will lead to a successful sale
  • Explain agency relationships and how commissions are paid/distributed
  • Complete listing paperwork and assist in completing seller disclosures
  • Order sign for your property, install an electronic lockbox and explain its functions
  • Establish a marketing plan for your home considering the current market conditions
  • Advise on preparing your home to go on the market; offering suggestions and some staging items if needed
  • Go over what to expect when an agent shows your home to potential buyers
  • Create color flyers of your home and its features
  • Provide list of service providers if your home needs work/repairs
  • Actively market your home on the MLS service and Internet
  • Provide status updates on all prospective buyers
  • Advise you of any changes in the market so you can keep your home priced correctly for the current market conditions
  • Handle all challenges and complications that could arise throughout the selling process
  • Present all offers received for you home and advise you on countering/acceptance
  • Have all potential buyers be pre-approved through my preferred lender and get proof of funds to purchase
  • Negotiate on your behalf to get you the best possible price and terms for your home
  • Once your home is in contract; open escrow and provide you with an estimated seller sheet showing the total cost including closing costs, fees and inspections
  • Explain the chain of events that will take place once your home is in escrow
  • Order all inspections with your approval
  • If a request for repairs is received from the buyers I’ll help negotiate the best possible situation for you
  • Continue to provide you with status updates until the close of escrow and the sale is completed

We will communicate with you throughout the entire process in a way that suits you best, whether via texts, calls or emails, so you never have to wonder what’s going on with your home sale. And we’ll always tell you how things are, instead of what we think you might want to hear.  That’s just how we work.
